I lived at Embarc for a year and only moved due to work. Overall my experience was great! Maintenance was always quick and very helpful. I had my AC go out in the dead of summer, and I was pleasantly surprised with how fast it was fixed! My only issue was when I first moved in - there were some things that needed to be fixed before I moved my stuff in, and I’m not sure where the ball was dropped (I honestly don’t think it was maintenance because my later experiences with them were just stellar) but it took complaining to the apartment manager with some frustration, to get it all fixed. It left a bitter taste in my mouth for sure, but the rest of my time there made up for it. I always felt safe and comfortable in my apartment and on the grounds as I walked my dogs. It was also helpful to have so many waste stations around, and I felt like people did a good job cleaning up after there dogs for the most part. There is a small dog park (I would call it more of a run), but I barely used it because it’s pure dirt and pine needles. It got really muddy in the spring and winter, and really dusty in the summer. Not a make or break for me, but I definitely wouldn’t say it adds any value at all.

When I first moved into this place, they gave me a bathroom had a toilet full of paint that later on created mold the dishwasher never properly worked and they’re not responsible for the things they break when I got the first rent bill they start you off at the price they told you then they charge you for everything else The crazy part about it is that they’re not upfront when they’re telling you about the price and they’re doing the walk-through and then the employees get Replace and they don’t take responsibilities for not being put in Bottom line this place sucks and they’re very expensive. You would think someone that charges that much. Would at least try to fix everything the time before you move.

I’ve lived here for a little over a year. I don’t really have any major complaints except the dog poop. There is dog poop everywhere you look. The lack of respect for other people on this matter just baffles me. I have dogs myself and pick up after them every-time, day or night. The dog park is also a big complaint as it is nothing but dirt and poop. It smells awful because no one cleans up after their dogs in there either even tho there is a dog poop station in the dog park complete with bags. The inconsideration of others is crazy. I’m not sure if there are any repercussions for those that don’t clean up after their dogs but there should be. As far as the violence and stuff, my side of the complex (north side) is so quiet and everyone just keeps to themselves. I can walk my dogs at 1,2,3am with 0 issues. Maintenance has been great with any big issues I’ve had but small repairs, I just do myself. The price is kind of high for the amount of space we get but it’s average for the area. Overall it’s not a terrible place to live if you’re not a nitpicker.

I put money down for a apartment with 2 balconies, then when it was time for me to move in they didn't have it. They didn't work with me at all on it, and I didn't move in. $300 for nothing. The people working there didn't care either. They just were like "woops". All the apartments were depressingly small anyways. I ended up going to springs of country woods, way more space for the same price. And no crime! Tons of positives.

Updating my review as I wasn’t very level headed initially. I’ve lived here for 4+ years so it’s a lot of into! I have suffered through continuous issues with neighbors mostly because how terribly the apartments are made. The stairs are crumbling apart and the unit walls and flooring are quite thin. Just poorly made. You can feel and hear a lot from neighbors which can make life hard when you have two beside you and one below. Lots of sleepless nights. Security doesn’t do anything when you call because the issue usually persists. The laundry room is horrible!! Smells and it stinks so often. So hot in the summer and they don’t open the windows. They recently raised the cost so to wash one load is $2.25 and to dry is $2.00. That’s seriously insane!!! I spend anywhere from $30-$60 a month on laundry. If they wanted to put a W/D in my unit, it wouldn’t fit. The apartment is very small. Also, they are so dirty, they are lined with dirt around the top and it’s just not a great situation. Living by the pool can be convenient but also very loud when people throw parties. The dumpsters are usually full or overflowing with trash. Trash all over parking lots. They make you pay for security cameras and they only have like 2-3 which wouldn’t even benefit you in anyway… we shouldn’t have to pay for that. That doesn’t make sense to me. Door dashers constantly park in my paid parking stall and people drive through the parking lot blasting music at any hour of the night, 3 am is my favorite. My unit is decently updated but I will say the windows are crappy. Every winter they get so foggy and mold grows very easily there. It’s not too bad since that’s the only location so I kee up on it. I hardly see any pests so that’s great! AC and heat works great. Sadly the toilet in my unit is very small. If you go to the gym area they have a regular nice toilet but my unit is small so the toilet matches (lol). Otherwise I like the unit overall and kitchen. I’ve lived here for a long time so of course there are pros but I really wanted to express the cons as I’ve experienced a decent amount. Things could be worse and I am thankful. Front office people are always great and helpful. Location is amazing and I love being able to walk almost anywhere I need. Seriously so convenient. The price isn’t horrible either for what you get so I appreciate that. Great apartment for a young adult living alone for the first time. :)

I can’t take it anymore. The constant disrespect and ignorance of people in these apartments has reached an all time high. I’ve lived here since April 2019 in a top unit. Almost 5 years. The unit next to me has gone through 3-4 different tenants. The last family did not speak English so it was extremely hard to tell them that they were constantly shaking my apartment and stomping around. They moved out and management decided it would be a great idea to place another Spanish speaking family with two kids. It has not even been 24 hours since this new renter moved in, and this is the worst I’ve ever had to deal with. I can’t simply ask them to have some respect because they don’t speak English. The management will act like they care or act like they will do something, but I constantly send complaints and nothing is done. There is NO REASON I should be paying $1200+ to be MISERABLE. I work from home and I can’t get anything done with the constant banging, shaking, etc. it’s so sad. I can’t sit on my couch without having a panic attack from my neighbors rattling my entire unit. It’s pathetic. There is no reason management should put a parent with two crazy kids next to a single person, and a single person is living below them too. Maybe place them next to other families with kids??? The unit below them must be miserable too. I loose so much sleep because of my neighbors. Maybe if management cared enough they would tell these people to have some respect. Just a simple reminder could go a long way. Maybe if they cared they could have built these apartments with some integrity.. but no. The stairs are falling apart probably cause everyone STOMPS up them so harshly. Everything is made poorly. Why can’t people be gentle and have some grace for the 4 other units around them? Like seriously.. my mental health is at an all time low. I live and work at home and I am so unbelievably stressed, miserable and depressed. I can’t imagine living here any longer. I truly wish something could change. I can’t take it anymore.
