TL:DR - Management is neglectful as well as maintenance. Even if you are patient and cooperative they will try to screw you over. I DO NOT RECOMMEND for your own sanity. I lived in these apartments from Sept. 2018 to August 2019. I had 4 issues with my apartment during that time. I had an issue with a leak in my ceiling above my shower head coming from the apartment above me. I called the emergency on call maintenance and they completed all the work in about a week. I had no problems there they were helpful and gave me updates. Then at one point I came home and had ants all over my kitchen floor along the floor board. I always kept my apartment clean and could not find where they were coming from. I submitted a maintenance request but never heard anything back. Finally after about 2 weeks I went to Ace hardware and took care of it myself. Then in June 2019 I woke up to what sounded like rain in my bathroom. The water heater in the unit above me was leaking and it destroyed my bathroom. I called the emergency maintenance number and they stopped the leak. This was the day before I had planned to go on a family vacation to Minnesota. I thought this would be a perfect time for them to come and get all this done while I was away. Nope. I came back a week later and there was a hole in my ceiling where they had to remove the dry wall, water was still leaking and there was a puddle of water in my bathroom. I called again and they said they thought they had fixed it. No one ever came out that evening and it leaked until the next day. After a week of running the fan they said they would come and patch the ceiling. When Friday came around nothing had changed so I had to call again to see what they were gonna do. The next week they said they were going to work on it more and never did. It took them about a month to eventually fix the problem. Then in July my AC stopped working. They finally brought in a portable AC unit as a temporary fix. It took them several weeks to fix this issue as well. I decided I didn't want to deal with the headache of the apartment and signed the intent to vacate. I didn't have a new apartment lined up yet so I did not have a forwarding address yet. I moved out at the end of August and wanted to do the move out inspection. I received 2 emails from the office regarding the inspection. I called the office 3 times and left voicemails asking when I could come in and go over everything. I never heard back from them. 2 months after I had move I received a call from a collection agency (IQ Data) saying I am being charged $430 from Embarc. Never did I get a phone call or an email saying any of this. When I moved out I did not leave the apartment a mess and if there were any damages it was from the flooding I had in the apartment. I paid IQ data because I didn't want this to affect my credit but I definitely should not have had to pay it in the first place. I definitely feel like I deserve my $430 back from Embarc. I DO NOT RECOMMEND this apartment complex.

ible management, tiny apartments. when moving in they said they renovated the apartment. The place was covered in dust, appliances fell off the walls, my fridge door fell off and maintenance asked why I unscrewed the bolts UNDER THE FRIDGE. Girl, please. 🙄🙄🙄 the management team is unresponsive and rude Wendy was the only helpful one. They have out false renters info when I tried to move out to the complex I was moving too. I guess it was the wrong account they were looking at so some persons info was given out without concent. long story short DO NOT MOVE HERE

Embarc will EXCEED all your expectations... in the worst way! 😊 My husband and I lived here for 2 years and had several bad experiences. Upon moving in here, the management had somehow LOST our lease and agreement. Instead of following records that they had emailed us they had printed up a new lease entirely with rent being $100 more a month as well as a deposit being $700 instead of the $200 we agreed on. Too bad theydidnt tell us this until the day before move in, when we had to call them to verify all the details. We would’ve found alternate housing but my husband had military orders and we had very little time for moving. MAINTENANCE: Upon moving into the apartment we had multiple maintenance issues that were poorly addressed. Our shower rod, toilet paper holder, closet door and cabinet drawers all fell off within the first week. Following this our fridge door fell off and maintenance had the audacity to ask us “Why would you remove and take the bolt from the fridge door?” Anyone else just take fridge door bolts for the fun of it?? 😂 Another maintenance request put in, our dishwasher broke and left a disgusting smell in our apartment. It’s okay, we only had to deal with it for 2 weeks, and again had maintenance blame the issue on us. Last of all, we were meant to have our filters replaced in the apartment, they happened to “accidentally” skip our apartment. We submitted a request to have this fixed and had maintenance come in and put half a pool noodle on our water heater? Job done guys, (seriously, what a joke.) 😂😂 MANAGEMENT: I will start off by saying that Wendy is the only capable employee in this establishment. Whenever we had any issues we began going directly to her when possible, otherwise the job was never done or not done correctly. They had a decent turnover of employees who always seemed to mess several things up along the way. This included misplacing our lease after moving in (yes, after initially losing our lease entirely after move in, they somehow misplaced it a second time.) our biggest complain was upon moving out, we had to inform our new renters of our previous rental history. When contacted, Kate gave out the wrong renter’s info. Causing the complex to believe that we lied about our renters history and payment history. Not only did this severely delay our move in process but Embarc was giving out other renter’s info. (Again this was something we had to go back to Wendy to have fixed.) On top of the fact that they preferred to do all exchanges verbally without written proof, plausible deniability for everything that way right?? COMMUNITY: The community is the only reason why this establishment received 2 stars rather than 1. We had a great set of neighbors that were very respectful and made it worth sticking around. It was generally very quiet around the neighborhood and most things on the grounds were upkept nicely. We did have an incident where our car was broken into and some belongings were stolen. We reported this to management and told them that this should be reported to other residents to keep an eye out. They ignored this request and later that week another car was broken into as well as an entire vehicle stolen. As well as several of the amenities being closed or not working properly a lot of the time. Along with several times of entrances being blocked by SWAT teams, leaves a sense of safety? 😊 RENT: Little bang for big buck! Incredibly tiny apartments with poor management completely overpriced. We were paying around $1100 a month for less than 700 sq feet of space. (Bit of a hint: if you are looking to move here, make em negotiate the price 😉 trust me. They need tenants at this point, they’ll have to.) Also, make sure to read your lease. It’s almost a guarantee that you won’t see a penny of your deposit. The cleaning fees included are meant to siphon every dime! P. S. When we receive our forwarded closing charges I will make sure to upload a copy of all of it to my review! Trust me, we’re already prepared for insane charges.

I living here almost 3 years. The people who manage Embarc are awesome even Maintenece guys help you with anything you need, nothing it's perfect in this life but community's areas are in good shape, it's located on a privileged corner on redwood road, you have everything you need close, stores, banks, supermarkets, mechanics shop, pets store, access to any freeway or highway etc. Every year I decided to stay here because it's hard to find another place like this. Great job guys keep doing what you do. Thanks.
