I just want to leave a review for Oscar. He is a good part of the team here at Embarc! I am fairly new to the community and Oscar is always very helpful with any issues we face in our apartment. Oscar is a very kind and generous employee and dealing with the amount of work load he has at embarc I highly encourage that he is given a raise for all he does. Thank you Oscar and thank you for all that you do for Embarc at West Jordan!

i just moved in and i love it here! the staff is so nice and willing to help in any way they can!! edit: I lived here for a year, left my original review shortly after moving in. Moving in was a smooth experience, went well they made it easy. After moving in is when everything got bad. Multiple things in my apartment broke, my thermostat didn't work when I moved in and my washer broke shortly after. I submitted maintenance requests for both, luckily my thermostat was replaced eventually, but after multiple trips to my apartment for my washing machine maintenance declared they didn't know what to do and i didn't hear from them for the rest of my time living there. Then there are the policies that they're inconsistent with, when I initially was looking to move in, i was also looking at getting a pet snake shortly after i moved in, so a reptile friendly apartment was a necessity to me, even though they can be hard to find. I was told that there is "nothing in the lease against snakes" but later while looking to rescue another animal i called asking about small pet policies. Then they told me that i could have cages small animals such as hamsters and bunnies as long as they were caged, and I could have a ten gallon fish tank(i lived on the top floor and their fish tank policies were different for the bottom floor) but birds and reptiles weren't allowed. this is just one example where i feel i was mislead and taken advantage of. These are just a few things that leave me sour and distraught after my experience living there, there are also many hidden fees they're not nessicarily honest about upon initial move in. All in all, great apartment if you want to have a smooth move in experience, but in all other regards you will be mislead, lied to and taken advantage of.

I'm looking for an apartment, but after reading these reviews, I won't be taking my chances here. What's a dead giveaway that this complex is sub-par, it the cookie cutter responses from an employee there. Most people don't care UNLESS something affects themselves.

I understand that the property market is looking horrible for everybody right now. but are you really going to give us a $250 jump in rent, give us not even a month to figure something else out, and then expect us not to be upset? Yeah the valet garbage is nice but the property itself is barely worth the 1184 that I'm already shelling a month for a one bedroom apartment next to the guest parking where you can hear everybody coming and going throughout all hours of the night and the staff is with their hours and only open when literally everybody else is working so we can't really talk. With all of the bad reviews online and all the amenities being unavailable, you guys really have some gall to try to raise the rent instead of actively lowering it. I understand that a scathing review isn't nearly enough to get people to respond, I have no illusions about that, and I am fully prepared to write a new review as soon as you talk to me and we get some things figured out. And by all means, please fill an introvert in with your thoughts. (PS, diatomaceous earth is good for the elm seed beetles if you decide the aesthetic is really worth the effort)

My husband and I lived at Embarc from April 2021 to April 2022. Honestly, we loved it in the beginning. We loved the leasing office staff, and spent several evenings at the firepits and enjoyed using the pool in the summer. We thought it was great that they had a little donation table in the office for the residents to give and take, and we liked that our unit was upgraded to include a washer/dryer in October. But things started going downhill during the winter. I probably should've noticed the warning signs earlier, but I think we were too infatuated with the amenities to notice the poorly painted cabinets with layers of paint underneath, the thin walls, the tiny water heater, the flooring that is literally just sheets of plastic that comes in rolls, and the heater in the winter that just wouldn't work. Eventually, USPS couldn't deliver the mail anymore and we had to go to the West Jordan post office to get our mail for MONTHS, a water main broke on the property and the entire property was without water for 2-ish days, the year-round hot tub was drained, the water pressure in our unit significantly dropped, the dumpster began to accumulate mattresses, couches, and tables from residents that created a giant pile in the parking lot, and a neighbor harassed me for letting our dogs pee in the grass (like, seriously?). I don't blame the office staff for the bad things that happened. As far as I know, they are all very nice people just trying to do their jobs. But man, whatever company is running this property gotta get it together. Full transparency, yes, the complex has "hidden fees", but those are normal for complexes with shared amenities. Along with rent, you will get charged some community fees, like security, valet trash, pest control, etc. We also got charged weird things when we moved out. We paid $500 for our security deposit and was charged $80 for a cleaning fee (I slaved away for days to clean that apartment before we left, I even fixed damages that were there before we arrived and were created by the maintenance staff), $65 carpet shampoo (which is fair, we do have a dog that sheds, but I vacuumed that carpet 3 times the day we left), $20 for drip pans, $145 for utility fees in March, and $145 for utility fees in April. We were refunded $44 from our original $500 security deposit. For any current or future residents, I would not plan on getting back your security deposit. I still have our original lease, and no where does it say we would be charged these things beyond normal wear and tear.

Just recently moved in no A/C since move in date and no attempts to fix it yet. With temps in the 80s in my apartment. They never answer the phone so it’s hard to contact them. Been a week and a half and already sick of management.
