My husband and I lived here for 3 years. After we moved out, it was a nightmare trying to get our security deposit back. At first they tried telling us they only owed us about $275, I had to ask for the deposit disposition to see their break down of the amount and saw that they took $1,325 off the refund for unpaid rent. We did pay rent and had proof so they told us they would remake the check with the total of the $1,600. 30 days later they gave us another check for $1,325-- the amount they owed us if the first check was still valid but it had been voided. They said they would issue a 3rd check for the $275 again so we get our full refund but it has been over 90 days since we moved out and we still have not received our full refund. They keep telling me to call again the following week to see if it had come in yet but it's been 3 months where they legally only have 30 days and we still don't have the $275 they still owe us. I tried taking legal action but it's going to cost more than what they owe me so I'm at a loss.

i’ve lived in these apartments since august of last year, and reported a mold problem when i first moved in. they came in, sprayed some spray and did a little wipey wipe and called it good. i to this day continue to find BLACK mold in random places. the apartment doesn’t seem to want to do anything about it considering the past reviews about black mold. i’ve been sick for months and my rent price is not worth living in these conditions. not to mention my rent is $300+ more than my flat rate 🥲

Move in was horrible walls were yellow, carpet wet & still soiled (I had carpet bugs), I had layers of dust on top of my cabinets. My bathroom had mold and patches everywhere throughout apartment that needed to be painted. During the winter I had access moisture I was told they’re old apartments nothing that they can do which I had gnats everywhere (new windows might help) of course mold. My air conditioner went out the last month I lived there which it was a 100 degrees outside it was above 80 in my house it took a week for them to respond so I had to buy an $100 fan. When they finally helped they put in my unit a window fan that was blowing warm air. On top of that I have a case in regards to theft when they came in without notices. I had to move out a half month early because they said in a week it’ll be cooler. I have multiple tickets opened with my AC (for one month one MONTH) they were hoping it would get cooler IT DID NOT same thing as keeping a human or animal in a hot car. It was beyond hot. During that process Brittney decided to yell at me during this process. For the record if you all did a good job and actually acknowledged my concerns and did your job this would not be a issue. I also have an email asking Brittney how do I know Embarc isn’t going to hit me with these fees she reassured with my walk through and pictures I provided I wouldn’t be charged with what was supposed to be done prior to my move in. WELL I just received an email saying my deposit of $400 I paid they are giving me $65.00 of that back. So I’m paying for someone else’s mess I had to scrub those walls, top of the cabinets and actually carpet clean when I moved in. Also if you think your rent is what they say you will be billed you will be billed on top of your rent at least additional $150.00 for additional community utilities, which is weird considering their hot tub never worked their gym was closed half of my lease also you look at their BBQ it has years of oil and food on it. I will say their showroom apartment doesn’t look ANYTHING like the one that you’re about to RENT. I suggest to STAY AWAY you’ll probably get sick/disease of some sort with how unsanitary it is it’s beyond disgusting. Using a tent would’ve been healthier, way cheaper and less stressful.

Parker did a great job helping us get moved in and had excellent service, the process went very smoothly. All praise goes to the Lord Jesus though as we prepare to celebrate his birthday here on Sunday
